Bax 66 <br />Orono, MN 55356 Crystal Bay, MN 55323M66 <br />Your conclusion regarding the outlots for the "Ski Tonka" property is incorrect. Both Outlots <br />A and B were created as density credit for Lots 1 through 10. Lots 1 through 10 comprise <br />29.57 acres of dry buildable land. An additional 20.43 acres of dry buildable land was required <br />to be dedicated for density credit for Lots 1 through 10. <br />The area of the cul-de-sac and private road were credited. Outlots A and B were created to <br />provide the additional credit area and sized accordingly. Outlot B contains wetland which is not <br />dry buildable. Merely adding the total areas of the road and Outlots A and B, yields <br />approximately 27 acres, but this must be reduced by the 7 acre wetland, leaving the 20 acres of <br />dedicated dry land, over which open space easements have been granted to the City. <br />To conclude, Outlot C comprising 13.384 acres in the RR -IA 5 acre zoning district can only <br />be split into two lots, not three. Outlot C cannot be approved for three building sites, and <br />cannot take credit for any portion of Outlots A or B. Your next step in having Outlot C <br />approved for two building sites is to apply for a subdivision.
