Since the proposed zoning for this area would be 5 acre minimum, the subdivision would require a variance. I have asked the petitioner to submit a contour map of his property since he claims that a hardship exists due to the lay of the land surrounding the house. To the reir of the home is a ravine and to the east is a steep slope. Mr. Berg claims that if he were required to conform to the 5 acre minimum that much of the land would be of little value ro the buyer of the home in that this land would more logically be included in the remainder of the property. STAFF �ECOMdENDATION: A public hearing should be scheduled by the Planning Com- mission for the June meeting at which time Dr. Berg should have a contour map avail- able for examination. Until a contour map is available, I do not feel that the Planning Commission can determine j reasonable size for the lot that is to be created. •
