rr-��� �..GQ -c.�.P d�,�c� •Zlic�. <br />TO: Dick Benson, City Administrator <br />FROM: hank Muhich, Zoning Administrator <br />DATE: January 25, 1978 <br />SUBJECT: James Werner - 1408 Baldur Park Road <br />Variance <br />Direction - Can Variance Procedures be Waived <br />The Werners are requesting a building permit for an addition onto an <br />existing residence at 1408 Baldur Park Road. The proposed addition <br />consists of a 556 sq. ft. attached garage, approximately 500 sq. ft. of <br />main floor house addition, a second floor on part of the house and a <br />320 sq..ft. deck on the lake side of the house. <br />The proposed addition would increase the value of the house at least <br />100%. <br />The lot is substandard in that the area is only 11,750 sq. ft. and the <br />width is 50 ft. This area is zoned for 21,780 sq. ft. area and 100 ft.• <br />lot widths. <br />The properties on either side of the Werner lot are currently occupied <br />by dwellings so the property cannot be expanded. <br />Although a variance would probably be necessary, I feel we might waive <br />.this requirement as none of the proposed additions would extend beyond <br />the existing setbacks or encroach any of the other setback requirements <br />(35' street and 75' lakeshore). <br />Please let me know if you agree that we could waive variance procedures <br />on this proposal. <br />I'm enclosing copies of the application, survey showing the existing. <br />house and proposed additions, and a letter of no objection from one <br />neighbor. <br />r <br />F <br />
