Strict application of the provisions of the Zoning Ordinance would result in peculiar and practical difficulties or exceptional or undue hardship upon the owner of the lot in developing or using such lot in a manner custcmary and legally permissible within the zoning district in which said lot is located. Granting of the variance is necessary for the preservation and enjoyment of a substantial property right of the appli- ::;opnt and to alleviate demonstrable hardship or difficulty and will not merely serve as a convenience to the applicant.
