SUBJECT: 900 North Brown Road, Lot 24, Farm at Long Lake
We have recently received numerous queries regarding this
lot and it's buildability. For the record, I have made
various sketches and computations (attached) of the building
envolope and septic envelope based on xisting zoning code-
requirements.

zoning - 50' front setback
30' side setback
26' drainageway (creek) setback
no -build on drainaae easement
On -Site
sewage 10' property line setback
treatment 75' creek setback
system
Based on these requirements, I v►ish to make the following
comments:
1) Building envelope contains approximately 20,215 square
feet or + 0.46 acre.
2) On-site envelope partially overlaps building envelope
and contains approximately 16,000 square feet.
3) No other areas on the property meet the requirements
for a building or on-site system location.
4) 3 percolation tests and 1 soil boring were performed
by Mark Gronberg on the .lot in November 198.'. I note
that onl;• one of the pere tests was within the acceptable
on-site envelope. The boring, which was outside the
envelope, .indicated acceptable soils for a standard
trench system. Percolation rates for the three test
holes were 30 MPI, 40 MPI, and 80 MPI.
In my opinion; based on the information presented above,
this lot is potentizlly buildable without variances, but
is severely limited by the creek to a finite variety
of site plans, and is further restricted by the need to
provide primary an,J alternate drainfield sites. It appears
that a full site evaluation (6 peres, 3 borings) within
the acceptable on-site envelope, should be required prior
to issuance of any building permits.
