Re: Ski Tonka letter 10-13-82
Dear Mr. Van Valkenburg:
This morning I received your letter dated 10-13-82 regarding
the Primus property formerly known as Ski Tonka.
The City has over the last 4-5 years had several informal
inquiries concerning subdivision of the "Ski Tonka" property.
We had not had any formal application made.
The City staff has in the case of each such inquiry informed
the parties that any new subdivision must account for all
commonly -owned properties. The minimum lot size is 5 acres
per dwel.iing in that zone. New subdivisions will not be
approved that create or except -out new lots of less than
5 acres.
The property at 4520 Bayside Road (cove?) has never been legally
subdivided from the single large 40 acre parcel, P.I.D.
31-118-23 34 0001. Division of the large parcel must therefore
incl, ide 5 acres for this residence.
The property at 4740 Bayside Road (Dunn) is a separate tax
parcel, but as you note was owned in common by Primus. There
is also some question as to the location of the septic system
drainfield for this house as it may in fact be on the larger
Primus property. Any subdivision application for the larger
parcel must address this common ownership situation as well
as the practical drainfield problems.
I hope the above answers your questions. As always, our
staff is ready to meet and discuss any plans for subdivision
you or your clients may have.
Since ly,
an . Olson cc: Bruce D. Malkerson, City Attorney
City Planner Jeanne A. Mabusrh, Zoning Admn.
