The Regular ?feeting of the Planning
Commission, November 18, 1968
7:30 P.M.
Chairman Russell called the meeting to
order at 7:30 PJ*. Present were Bartig
and McCarthy. Absent: Nicholls, Dongoske,
and Councilman Stubbs.
Mr. Stephen Saunders was nresent to discuss
a variance on lot size from the present
two-acre zoning to 9,300 square feet in
Lot 19, AJbee’s Addition, and a variance in
frontage requirements to conform to adjacent
property. All agreed his proposal has merits
due to the fact it was in single separate
ownership and in its present state was
an eyesore in the neighborhood.
VARIANCE

Bartig moved, McCarthy seconded, that the
variance be allowed piovidod that at
construction time an adequate septic plan
would be provided. Motion, Ayes (3) -
Nays (0).
Richard and Ward Edwards and Edward Lehman
represented themselves in a proposal to
construct an 80-unit apartment house on
3485-3545 Shoreline Drive. It was noted
that the boundary lines cf >proper.ty
intended for commercial usage for the project
were not in. The decision was made that
the line should run 375 feet deep from
Shoreline Drive, which would encompass
Lot 6, Navarre. In the discussion that
followed, it was noted the project met the
minimum density requirements of the Municipal
code. The building would be similar to
Park Hill in St. Louis Park according to
the owners.

Bartig moved, McCarthy seconded, that they
were in accord with the proposal as far as
submitted but information was too minimal
to make hard decisions. It was agreed that
a proper plat be brought in, showing exact
lines- a plan showing to some degree the
layout and elevations. If these were all
in, a Public Hearing should be ordered.

The division of two lots off the property
of Lewis Cox, 2225 Sixth Avenue North, was
discussed.
DIVISION

Bartig moved, McCarthy seconded, that the
division be approved. Motion, Ayes (3) -
Nays (0).
Messrs. Smith, Hustad, Curry, and Fazendin
represented Alfred Wilson in the division
of his property at 780 Brown Road North
consisting of 17+ acres into seven lots.
The plat and photos submitted were studied
and discussion held. Mr. Fazendin mentioned
that they would like to move the lines
between lots 8 B, and B 8 C, a few feet
to the west. The opinion of the members was
that this was immaterial as far as their
recommendation went.

Bartig moved, McCarthy seconded, that the
plat be approved. Motion, Ayes (3) - Nays (0).'
Idore Pedersen, 1837 Fagerness Point Road, CONDITIONAL USE PERMIT
had made an application for a conditional 1837 Eagerness Point Rd
use permit to keep a horse, which was studied.
The plat of Fagerness Point was studied showing
that the density of the area was not conducive
to keeping horses; also, the land requirements
were not met.
McCarthy moved, Bartig seconded, that the
permit be denied. Motion, Ayes (3) - Nays (0).
The proposed division of Earl Holtkamp of
his property at 3805 North Shore Drive. It
was noted that the property was approximately
31,000 square feet and a division into ttvo
lots at 15,500 square feet would leave the
lots short of the one-half acre required.

Bartig moved, McCarthy seconded, that the
division be denied. Motion, Ayes (3) - Nays (0).
Bartig moved, McCarthy seconded, that the
meeting be adjourned at 9:00 P.M. Motion,
Ayes (3) - Nays (0).
