The Planning Coimission net on the above
<tatc with the following nembers present:
Chairaan Russell, Dorn, Gasch, Kullbcrg,
and Poisson, Absent: Bartig, Elliott,
Micholls, O'Ttallcy, and Sciiocning.
Oongoskc arrived at 8:00 P.M.
The public hearing was opened for the rozoning
of the property known as the Hoiter property,
2765*2785 Mayzata Boulevard, Parcels 3645-
3600*3680, Section 33. ir. Sween from the
Eberhardt Company, Ir. Buschbum from Van
Dale, and Clyde and Anna lloltcr tvere present
at the hearing. :ir. Buscabun spoke on the
history of his company and the need for
having future expansion space. Kullberg said
he had long been in favor of this area being
'*!*' zoning. Russell stated that the property
lends itself to this type of zoning also
stating some caution would have to bo taken
duo to the school location.
Kullberg moved, Dorn seconded, that the
Planning Commission recommend that rozoning
be approved. Notion, Ayes (S) • Nays (0).
Robert Smith represented himself in an
application for a division of his property
at 3095-3105 Casco Circle, Lots 51-52-53-
54-part of 58, Spring Park, Parcel 2200.
It was brought out that the property had
no street frontage except the 30' easement.
‘Ir. Smith brought out it was now serving
two residences on one parcel and the only
future use would be two residences on two
parcels, adding there would bo much better
improvement of the property if he could
divide, as ho had a buyer for tlic second
parcel that intended to extensively improve
the property. It was then brought out that
the lot width at the building tnc would be
85' and 75' respectively.
Poisson moved, Kullberg seconded, that the
division be approved. ‘lotion. Ayes (5) -
Nays (0).
'Raymond Abrahamson renresented himself
in a request for a division of his property
at 225 North Ferndalc Road, Parcels 205-3500,
Section 36. Discussion opened on the street

fonricing tho lubdivision. It wss pointed
out that it was considered a private driveway
and since ho was separated Iron other
property that would need a street by tho
railroad track and tho Ilill-O-^ay devolopncnt,
thero would novor bo a need for a public
street, Gascli asked about tho contour of
tho property and if there was any low land.
Mr. Abrahanson replied the land was flat
and had one low spot but it was not swaup*
Dorn noted that one lot was extra largo,
leaving so«e lots a bit smaller than the
necessary ono acre, oven if the property
as a whole was seven and one-half acres
for six lots. Looking at the plat nap. it
was apparent that this division was
couparable with neighborhood planning.
Since the prcliainary plat was sketchy
by Mr, Abrahanson*s own admission, nenbers
unaninously agreed they would look favorably
on a aoro detailed plat which Mr. Abrahanson
would bring in on a later date.
Mr. Graber and Mr. Swodlimd were present
in an application for a lot site variance.
21r. Swedlund gave a short history of tho
I lot saying hu had sold it thinkin<r that
'action had boon taken to get a pomit to
build on it as Mr, Graber had blue prints
for the house that ho had intended to place
on it which was verified by Poisson. Mr.
Swedlund stated that there was anplc roon
on both sides as one house was about IS*
frou the line and one about 25*.
Poisson moved, Gasch seconded, that the
lot site variance be approved. Motion,

Jlarvin Oskoy and Howard Johnson were
present in an application to continue a
non-conforming use of a house S' from
tho property lino in an addition at 1740
Concordia Street. Since there was no firo
hazard, there was a need for the addition,
architecturally this was the ideal spot
and Mr. Oskey's daughter owned tho adjacent
property.
Russell moved, Dongoskc seconded, that tho
rarianco be approved. Motion, Ayes (6) -
lays (0).

Menbors studied the division of Coispass
Enterprises for their property at 91S
Brown Road North, Parcel 1010, Section 27.
Dorn was of the opinion that tho property
should be divided into parcels as close as
possible to tho one acre required by the
R-IC toning, and then, if the developer
so wished, no could sell it in any nultiples
he wished. This would forestall future
helter-skelter planning.
Dom uoved, Poisson seconded, that tho
developer bring in such a plan for approval,
notion. Ayes (6) - Nays (0).
Before tho faceting was adjourned, Kullberg
spoke of a probleu in Navarre on tho natter
of pedestrian crossings over Shoreline
Drive. He was of the opinion that cross
walks should be plainly striped and
narked by overhead signs preferably having
flashers on then. Ilonbors stated they
wished to be on record as having concurred
with his opinion, and that stops should be
taken to bring this to tho attention of
tho proper authorities.
The neeting adjourned at fl:4S P.M.
