This has been through the Planning Commission and approval recoraitionded. The Village Council wishes that I get on record who viewed it and their opinion ns to the amount of high ground in the east one-half of ti»o lot which is being divided off. To view - go the Fox Street and County #fiS, It is the SE corner. 5, Division Kokosh* I am enclosing my memo to the Administrator and copy of the half-section map showing the division. 4, Mr, Goodrich Lowry will present his division of property showing the laud aroimd Forndale Road West that is swampy, which they intend to place in the Nature Conservancy, I chocked the tax struettire on this property and found the assessed valuation on this land only nominal.. 5, Variance - Dorn Builders, I am sending and a copy of the half section map showing tH ou my memo to the Administrator o size and location. - ■;. M j "■'S' VILLAGE OF ORONO Regular Ileoting of the Planning Commission, December 6, 1971 Tne Planning Commission met on the above date with the following members present: Chair­ man pro tern Southworth, Butler, Elliott, hays, Herfurtn, Rullberg, Niciiolls, and Ryerse. Absent: Chairman Poisson, Gasch, and Xuhelemeier. Also present: Councilman i)orn. Butler moved, Elliott seconded, that the ;!inutes of the last meeting be amended to include a negative vote by liays on the motion made on the density study--the coimt to read 7 Ayes - 2 days. Nicholls and Hays Nay. Kuhleneier abstaining. The motion also to include that members were urging the beginning of the comprehensive planning. ■ iotion. Ayes (fl) • Nays (0). Southworth stated he had walked over the entire property at 276S Pox Street,owned by Robert ilielke^tiiis summer and estimated there were three acres of buildablc ground .on the east one-half, being divided off from 'the site with the buildings on it. Ryerse and days had also viewed the property and came up wit.i tne same approximation. Butler moved. Hays seconded, that reconmen* dation be made for the approval of the divisioji. ::otion. Warren Anderson represented Dorn Builders in a request for a lot size variance for purposes of constructing a new residence on Lot IS, Block 3, Navarre Heights--lot dimensions are SO* X 13S*. Members studied the plat map for density and ascertained that about one-half of the lots in the area were combinations of two lots and one-half were single lots. Butler asked about the price proposed for the new construction and was told abottt $25,000. Elliott was of the opinion that a new house would upgrade the area. It would require a variance fron 10* to 4* on the south side and fron 3S» to 25* in front. The building inspector stated he viewed the site and due to a very large tree in the yard and the 50* width of tiie lot, it was the only placeaent possible without the renoval of the tree. Elliott noved, Ryerse seconded, that tiie variance be recoimended, conditioned on the neighbor's approval, ilotion. Ayes (8) - Nays (0). Lowry wrote to the Village setting forth tne purpose of the Nature Conservancy and the goals of the property owners dedicating their marsh­ land to thi:* organization--this letter to become a natter of record in the file. Elliott asked about the valuation of the property being dedicated and was informed that with the exception of a few snail nortions that the Nature Conservancy purchased, the valuation placed on by tho assessor was only nominal. Nicholls asked about the nanageme.tt of the property after the Nature Conservancy would take over and Mr. Lowry inforned hin it was to be nanaysd by a committee of 5. 3 fron the adjacent neighbors and 2 Iron the conservancy and that bylaws were drawn up as to its care.
