Absent: Elliott, Kuhlemeier, and Ryerse. Herfurth late. Kullberg left at 7:30 P.M. 6:30 P.M. Searles moved, Kullberg seconded, that the Minutes of the meeting of February 7, 1972, be approved. Motion, Ayes (7) - Nays (0). MINUTES O James Lindsay informally appeared to inquire as to procedure to use a residentially roned property at 2308 Shadywood Road for an antique shop. Wlien rezoning was brougnt up, Searles was of the opinion that since there was so much undeveloped comercial property in Navarre already, it was not advisable to proceed along this method. Ifenbers concurred that the best procedure would be to apply for a formal conditional use permit and present it to the Planning Commission at another meeting. Discussion was held on the proposed usage of the William Hear property at 2120 Wayrata Boulevard for a service station site. A letter, on record from Sid Rebers, the adjacent property owner, was read stating his reservations to the proposed usage. Members concurred that the area, due to contour of tne highway did pose a traffic problem and that further study should be made of the area. It was unanimously agreed the natter should be tabled for further studye Members studied the half-section map for density in the area. Searles moved, Herfurth seconded, that the variance approval be recommended since: 1. Tile lot is larger tiian other lots in the same block. 2. A sewer unit assessment has been placed on tne property. 3. The lot has been in sipgle separate ownership since 1966. Motion, Ayes (8) - Nays (0). It neets all the requirements of the R-IC zone. 2. It meets the requirements of Municipal Ordinance No. 133, and that Mr. Wear be notified that further division of the property must be under the municipal ordinance. Motion, Ayes (8) • Nays DIVISION William Wear Section 33, Parcel 6500 At this time, the Transportation Committee gave a summary on work being dene on the following matters: 1. TRANSPORTATl COMMITTEE REPORT Traffic counts throughout the Village. 2. Study of better usage of existing transportation methods and further usage of existing right of ways to alleviate trans­ portation problems. 3. Arrangement for a joint meeting with our neighboring Villages to enter into discussion on '.;he problems invo]problems involved. 4. A meeting with Mr. Fred Schaschl of the Metropolitan Transit Commission to obtain his expertise in their study. The tentative date has been set for April 18, 1972 at 7:30 P.N. Herfurth stated study should be done on granting construction variances on 50' lots in situations where more vacant property is available on either side, even if not held by the sane property owner. He was of the opinion that a 100* lot far exceeds the value of a SO* lot front-foot wise. CONSTRUCTION VARIANCES Poisson moved, Searles seconded, that the meeting adjourn at 8:15 P.M.
