Mr. Anderson owns uncombined lots 5,6, and 7. His residence is located on lot 5 and part of lot 6. At the time Anderson purchased his land, a 4* wide corridor had been divided off lot 6. In the mid 70*s he purchased remaining lot 6 and lot 7. Anderson's plan was to builda new home on lots 6 t 7 totaling more than 1/2 acre in area. Anderson was advised that the lots in common ownership vrould have to be rearranged so that each residential unit has 1/2 acre in area and 100* of width. Hollander the subdividwr; and WHEREAS, the subdivider has completed all requirements of the platting regulations of the City, including: 1. Exhibits Exhibit A Exhibit B Exhibit C Exhibit D Exhibit E Application Survey Floor Plan South Elevation East Elevation Hagner proposes to construct a 30* X 32* cold storage garage attached to rear of existing office and apartment building. The existing garage 16* X 25* will be completely removed. The applicMt/owner plans to continue storing materials on top of the roof. The materials stored on top will also continue to be those items handled by the A-1 Rental operation. Wagner roust be advised of the need to carefully screen all materials stored for conbustibles. The garage construction will adhere strictly to all standards of the State Building Code and State Fire Code as the multi use building contains dwelling units. Wagner will remodel the loading dock to the roof storage area. A chain link fence has been proposed along the roof edge. Staff would recommend a fence that would screen all exterior storage in addition to requiring all storage to be contained within garage or roof storage area. The surrounding topography of the area involved in the new construction will require additional landscaping. One parcel is owned by a James Hartzell (20-117-23 31 0044) and the other 4 separate parcels are owned by Robert B. Hartzell (20-117-23 34 0013, 0014, 0015 and 0016). Review plat map. Each plan will Involve the granting of variances, clearly one plan will require less variances. Will the Planning Conriisslon approve a subdivision that requires variances to lot standards. Sewer is available to the site and the capacity of that line will permit additional \inits. The City will require dedication of right-of-way for Casco Point Road as shown on both plat plans. The applicant asks that Planning Commission review each plan and to select the most acceptable. A pxiblic hearing will be scheduled for November 15, 1982. Review of Plan A - 3 lot plat -Increase of 1 additional re­ sidential unit. Lots 2 and 3 meet the required lot width but Lot 1 will require a lot width variance at the lakeshore (required = 100', proposed 57', variance = 43'). Lot widths along the public road all meet the required 100'. All lot areas satisfy the area requirements of 21,780 square feet.
