IVhite - 320 Kbodhill Road Subdivision (Preliminary) Apjlicant is requesting division of his existing 5 acre tract into two lots; the one with the existing house to have 2.7 acres, the one with a proposed house to have 2.3 acres, all dry. The division line is located where shown 7nn S crest at this location. The proposed lot would exceed IS- «ly 140 ft. deep at the proposed house location. Because of this, the applicant is also requesting a 20 ft. rear yard setback proposed house. The rear yard abutts the Woodhill Gouitiy Clii) property. No other structures are nearby. Basic lot area and width variances are required for the house addition as follows: sq. ft.; Actual 32,000 sq. ft.; Variance 55,000 sq. ft. (63t) Lot Width Required - 200 ft.; Actual 180 ft.; Variance 20 ft. (10%) ^ Front Setback Required - 50 ft.; Existing 37 ft.; Variance 13 ft. (261) The additi^ ^vould not encroach any setbacks and I see no problems here. There is a very serious question about the proposed garage location. The applicant wants to raise the level or the garage high enough to avoid a driveway grade which he contends is too steep to negotiate in the winter. The problem is the reduction of an already short front setback combined with the opening of garage doors very near to the street. Note also the rise in the road just north of this location. ^ placing the garage bade farther, at least in line with the house, room is left for a turn around. Applicant is worried about foundation and fill costs by building over the exist^g driveway, but site inspection indicates that the retaining wall IS already holding a filled area requiring the same foundation provisions.
