Olson, City Planner #399 OATS:June 8, 1978 SUBJECT: Subdivision - Michael Plank 4145 Watertown Rodd SKETCH PLAN REVIEW The applicant Is proposing a subdivision of his 22 acre tract Into four residential lots each exceeding 5 acres In area. There are sone wetlands Involved. The plan, dated June 8, 1978, shows several proposed house locations within required setback areas. This situation should be discussed and resolved. The applicant Intends to lq>rove these situations on Lots 2 and 4, but nay have problens on Lot 1. The Planning Conslsslon should strongly consider "average density" PRD lot slslng which would allow Lot 3 to give up area to Lots 2 and 4 to siake store logical lot divisions following the lay of the land. This application presents a unique opportunity for the dty to review another problem: l.e. the long dead end of Tumham Road/ Chippewa Lane. The Planning Commission and city engineer should carefully review the possibility of connecting the new road to Chippewa Lane for better area wide traffic flow. This may require consideration of a public road or at least the provision for a future pidtllc road connection.•I PLAMNINC OGMaSSION MEETING - JUNE 12, 1978 (Sketch Plan Rvriew) 81AFF NOTE - JULY 5, 1978 Application returned for preliminary plat review. The proposal has been revised from four lots to two in leaving division of the rear area for a later date. Both lots meet the requirements of the RR-IA district. A Public Inforsiation Meeting Is scheduled for Jtoly 24, 1978. An application has also been formally made for variance review of the proposed house location. Section 34.742 front setback. Required: 100 ft. Proposed: 70 ft. Variance: 30 ft. Hardship: listed: Topography and wetlands. Locating house farther from road requires additional grading and locates house closer to wetlands. jm cm OP ORONO« MIMMESOTA Land 1 ^ .
