Gaffron, Asst Planning C Zoning Administrator
August 23, 1990
#1576 John 6 Kit Woijik, 3310 Bayside Road -
Variance - Resolution
Bomimg District - LR-IA, Single family lakeshore residential, 2 acre,
unsewered
ADplicmtiom - Request for side setback variance to construct
additions to existing residence.
List of Exhibits
Exhibit A - Resolution
Exhibit B - Planning Commission Action Notice 8/23/90
Exhibit C - Memo 6 Exhibits of 8/13/90
DiSCUSSiM
Please review the Memo and Exhibits of August 13th. Briefly, the
applicants are proposing the additions which Council previously
reviewed for septic system approval. A survey was submitted, and it
was verified that a small portion of the proposed covered porch
entryway will be 27.7' Irom the side lot line where a 30' setback is
normally required.
PlmnniBg Co—1 ssion idation
At their August 20th meeting. Planning Commission recommended on
a vote of 5 to 0 to approve the requested variance, finding that the
proposed additions are no closer to the side lot line than the
existing house, which is 18.7* from the side lot line, and proposed
additions will not intensify the perceived density of the
neighborhood.
Staff Deco—ndatiop
Staff recommends approval per the Planning Commission
recommendation. A resolution for approval is attached. That
resolution incorporates language regarding notification to future
property owners that septic system has a limited capacity and limited
potential for expansion, noting that should the existing system fail,
a holding tank may be the only feasible option for sanitary disposal
until such ti!*ie that City sewer is provided to the neighborhood.
1
