Van Bst who suggested that I write an informal note to you in explanation.
The tract of land in question is described in Registered Land Survey
192 as Tracts A/R/sA/iI purchased in 1966 as to k/R and T/S/U in 1968.
The land and building sites were then zoned as 1 acre mlnimums , 9 lots,
Ei^t homes are now located on these lots including my o\m described as B/Q.
A/R was in rou^ shape tho containing 8 beautiful shade trees,line
planted. I planted 28 Spruce and two hedges of Siberian Pines Lakeside
and periphery, some 44 trees on the pjeriphery to shut out traffic view
on 15 & 51 and to deaden sound.
The status of this contiguous property was changed by the injection of
new Zoning Ordinance of 1^75 setting 2 acre minlmums for on-site
sewage disposal and limits established for 1 Family Lakeshore, Biz Reed
discovered this when die went into Realty operations and it turned out ^
to be a shocker since I was heavily invested in it with no mortgage#8«rt%.
Financially it is a separate assetja small mortgage left on adjoining
Homestead B/Q, 1,2 Acres , No homestead credit or refund was over received on k/S
When taxes were low we enjoyed tho extra 1,4 acres of k/R/T/U as a buffer
and no neighbors but the economics today require a new lookjtaxes on
the area in question v;ont up 55^ this yearj *82 and I pay double^ paving
and entrance gate and shrub coststo sot a good entrance LANDMARK for
the Bay Ridge area. The lot surveys 1.40 acres but the periphery
moasuremonts give it over 2 acres supported by my titles. Since tho
intervening land is unbuildable we can’t deny 2 acres of drainage and vista,
IT’s the biggest Lakeshore lot in the area(lncludlng the town of Orono
and FoxhiU. .an exclusive neif^borhood,
k/R/T/S/U complies and^ meets every one of the objectives stated in your
Zone Code:
DENSITY Decreases DonsityjReduces(if builton) ratio of family to area
from 1,03 acres to 1 for 1.22 acres.
Drainage: Surface run-off is away from the lake flue to HIGH BLUFF
Lakeside on 15 also shutting out view of traffic..even'hi^ trucks.
Tho Fresh Water Institute likes this as uncontaminating
Septic Tank: Duo to extreme length of lot and conforming to rest of homes
back-from-Lako location without interfering with nei^bors
