TO WHOM IT MAY CONCERN:
RE: 222 Bederwood Road - Septic System
I inspected the septic system at the above referenced address on
October 8, 1986 and found it to be functional and not causing any
pollution or health hazards. This system is typical of many
systems constructed in Orono prior to the adoption of the current
relatively strict ordinances governing septic systems. The City
in effect "grandfathers” such substandard systems and allows them
to continue in use until such time they are found to be failing
or found to be causing a pollution or health hazard.
The system at 222 Bederwood should have inspection risers
installed the next time the tank is pumped out. Addition of the
risers will not change the system classification, however, since
all systems in the City with only one septic tank (instead of the
two tanks required since 1961) are generally classified as #3.
If at some future time the system at 222 Bederwood Road is found
to be failing, orders to repair or replace it would be issued by
the City. Based on our review of the site, the system could
likely be replaced on the property to meet minimum State of
Minnesota guidelines requiring a SO' wel1-to-system setback, but
would need a variance to Orono's more restrictive 75' setback
requirements. This variance would likely be granted since this
is an existing residence.
