Know all persons by these presents that James M. Phelan and Betty M. Phelan, husband and wife, owners and proprietors
of the following -described property situated in the State of Minnesota and the County of Hennepin, to wit:
All of .Lots 50, 51, 52, 53, 54; that part of Lot 55 lying Southwesterly of a straight line drawn between. the
Southeasterly and Northwesterly corners of said lot; all of Lots 64, 65, 66, 67, and 68; and that part of
Lots 69, 70, and 49 lying Northeasterly from a straight line drawn from a point in the Westerly line of said
Lot 69, which point is 98.35 feet South from the Northwesterly corner of said Lot 69, to the Southeasterly
corner of said Lot 49, all in Tonkaview Gardens, Hennepin County, Minn., according to the map or plat thereof
on file and of record in the office of the Registrar of Titles in and for said County,
have caused the same to be surveyed and platted as HEATHERCROFT , and do hereby donate and dedicate to the public
for public use forever the drainage and utility easements as shown on this plat.
