KNOW ALL MEN BY THESE PRESENTS: Ryan Companies US, Inc., a Minnesota Corporation, fee owner of the following described
property situated in the County of Hennepin, State of Minnesota, to wit:
Lot 1, Block 1, Van Dale Addition, according to the recorded plat thereof, and situate in Hennepin County, Minnesota, EXCEPT that
part of Tract A described below:
Tract A. That part of Lot 1, Block 1, Van Dale Addition, according to the plat thereof on file and of record in the office of the
County Recorder in and for Hennepin County, Minnesota, Section 33, Township 118 North, Range 23 West,
which lies northerly of a line run parallel with and distant 70 feet southerly of Line 1 described below:
Line 1. Beginning at a point on the north and south quarter line of said Section 33, distant 1326.88 feet south of the north
quarter corner thereof; thence run easterly at an angle of 89 degrees 20 minutes 56 seconds from said north and south quarter
line (measured from south to east) for 253.6 feet and there terminating;
Except that part of the described property lying south of a line beginning 50 feet south of the above mentioned termination point.
Thence running southwesterly to a point distant 70 feet south of Line 1 and 50 feet west of the termination point,
together with that part of Tract A hereinbefore described adjoining and southerly of the above described strip, which lies westerly
of a line run parallel with and distant 40 feet easterly of Line 2 described below:
Line 2. From the point of beginning of Line 1 described above, run westerly on the westerly extension of said Line 1 for 0.32 feet
to the point of beginning Line 2 to be described; thence deflect to the left at an angle of 90 degrees 38 minutes 37 seconds
for 370 feet and there terminating;
together with that part of Tract A hereinbefore described lying southerly of the first above described strip and easterly of the last
above described strip, which lies northwesterly of the following described line: From a point on Line 1 described above, distant
63.6 feet easterly of its point of beginning, run southerly at right angles to said Line 1 for 70 feet to the point of beginning of
the line to be described; thence run southwesterly to a point distant 40 feet easterly (measured at right angles) of a point on
Line 2 described above, distant 100 feet southerly of its point of beginning and there terminating.

Hennepin County, Minnesota, EXCEPT that part designated as Parcel 21 on Minnesota
Department of Transportation Right Of Way Plat No. 27-129.
The registered portion of the premises is described as follows:
That part of Lot 4, Block 1, Van Dole Addition embraced within the West Half of the Southwest Quarter of the Northeast Quarter,
Section 33, Township 118, Range 23 described as beginning at the Southeast corner of said West Half of the Southwest Quarter
of the Northeast Quarter; thence North along the East line thereof 1074.9 feet; thence deflecting to the left 89 degrees 20
minutes to an intersection with the West line of the East 128 feet of said West Half of the Southwest Quarter of the Northeast
Quarter; thence North along said West line to the North line of said West Half of the Southwest Quarter of the Northeast Quarter;
thence West along said North line to the East line of the West 346.5 feet of the Southwest Quarter of the Northeast Quarter of
said Section 33; thence South along said lost mentioned East line to the South line of said Southwest Quarter of the Northeast
Quarter; thence East along said South line to the point of beginning, EXCEPT that part thereof designated as Parcel 21 on
Minnesota Department of Transportation Right Of Way Plat No. 27-129 per Document No. 7984137.
Has caused the same to be surveyed and platted as CRYSTAL BAY BUSINESS CENTER and does hereby donate and dedicate to the
public for public use forever the public way and drainage and utility easements as shown on this plat.
