referenced project. I am providing you with"red-lined"drawings indicating the minimum structural
member sizes to be incorporated into your drawings. I am also providing you with structural
notes and several details for this project. My design work pertains to the structural elements of
the addition and only those portions of the existing building affected by the new work.

SOIL BEARING DESIGN VALUE
2,000 p.s.f. on undisturbed soil or compacted fill for footings.
Bearing value to be verified by a geotechnical engineer.
EXISTING CONDITIONS
Verify all dimensions, elevations, and details of existing structures where they affect this
construction. Notify engineer if there are any deviations from the contract documents. Field
verify dimensions and elevations prior to fabrication of structural members.
TEMPORARY BRACING
Provide temporary lateral support for all walls until walis are adequately braced by floor or roof
structure.
FOOTINGS
Wall footings are cast-in-place concrete with continuous reinforcing placed 3"clear of bottom and
sides. Unless otherwise noted, wall footings are centered under walls and column footings under
columns. Footings for walis, unless otherwise noted, shall be 10" thick with a minimum projection
of 4" each side with 2 -#4 continuous.
DIMENSION LUMBER
Dimension lumber shall be No. 2 hem Fir or equal for joists, beams and headers. Wall studs shall
be Stud Grade SPF or equal. Spacing of bridging for joists shall not exceed 8'-0". Wood lintels
and headers shall have a full 1%2" length of bearing at each end unless notes otherwise. Double
all joists under parallel partitions. All beams and joists not bearing on supporting members shall
be framed with "Simpson Strong-Tie"joist hangers or equal. Interior walls to have 2x4 studs at
16" on center. Exterior walls to have 2x6 studs at 16"on center.

Wood joists shall bear the full width of supporting members(stud wall, beams, etc.) unless
otherwise noted. Wood beams made of 2 or more 2x's shall be bolted together with 3/8° diameter
through bolts at 2'-0"on center or equivalent spikes. Nailing to be in accordance with Table
2304.9.1 of the I.B.C.

LVL members noted on drawings are laminated veneer lumber as manufactured by the Trus-Joist
MacMillan. Equivalent at contractor's option. Sizes shown on plan are actual size.

Building Permit Application#2011-01235
The City is in receipt of your building permit application which was received by this office on
October 12, 2011. Your application is incomplete.
The following items must be submitted or revised in order for your application to be considered complete and
for the plan review to continue:
1. Hardcover Calculations. We received hardcover calculations but only for the 0-75' zone. Please submit
hardcover calculations for the 75-250' zone. Hardcover calculations must be prepared by your
registered land surveyor.
2. Septic Certification. According to Willie Gibbs, the City's ISTS Manager, a septic certification must be
submitted. If you have any questions pertaining to this requirement, please contact Willie directly at
952-249-4626.
3. Escrow & Escrow Agreement. Building permits involving grading and/or review by the City's engineer
require submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee
reimbursement to the City for out-of-pocket costs incurred during the review of your plans. Additionally
this escrow will guarantee conformance with City Code Chapter 79 relating to erosion control and
stormwater. The required escrow amount for this project of$2,500 was received on October 12, 2011.
The escrow agreement is enclosed. The property owner must sign the escrow agreement and return it
to us before the permit will be issued.

Dear Melanie:
We have reviewed the plans for the proposed addition at 170 Big Island. The plans are dated 8-26-10. We
have the following comments with regards to engineering matters:
• There is some minor grading in the 0-75' setback in order to manage the stormwater runoff on the
subject property.
• The plan is acceptable from an engineering standpoint.
• It appears that this project will disturb more than 100 CY of material. Sediment and erosion control
information meeting the requirements of Orono's City Code 79-7(c)(2) must be submitted. The
minimum $2000 sediment and erosion control financial security should be required of the owner for
this permit.
