City engineering staff have reviewed the traffic analysis and noting that that the assumptions are valid, have no reason to question the findings. We would note that bullet point 3
assumed an AADT of 7950 veh/day where the Hennepin County 2016 Traffic Flow Map depicts at AADT of 11900 veh/day.

The city has received an application for a new condominium building at 2520 Shadywood Road. Of concern for the area residents, Planning Commission, and City Council during the sketch
review was traffic. Please review the information provided, and let me know if additional information is required. I’d appreciate any requests for further information by Thursday,
May 25th.
Primarily, the questions I have:
What type of impact, if any, will the proposed development have on traffic, including stacking, turning restrictions onto Cty Rd 19?
