Dear Mayor and City Council members,
I am writing to express my objection to the proposed 40-unit condominium building on 3.11 acres located at 2520 Shadywood Road. Property owned by Alex Ugorets.
I oppose rezoning this property for the above referenced project for the following reasons:
1. The entrance and exit drive for this proposed building is to be directly opposite of our IMF office building entrance and exit driveway, and 80 plus cars entering and exiting several
times a day will INTENSIVELY increase the difficulty of our staff and guests’ ability to enter and exit our property. Regardless of the “Research Study” referenced at the Planning Commission
meeting stating it will not significantly increase traffic congestion on Hwy. 19 (Shadywood Road) that is simply not correct.
2. The city staff indicated, “This use of the property is the highest and best use for density.” This conclusion represents poor judgment and a lack of common sense. One can’t help
but wonder at a singular motivation for this proposed project that would result in a terrible impact on the immediate community.
I like Alex Ugorets very much personally and support the development of private property, but not at the cost of the health and welfare of the community.
Other reasons I oppose the development of this project include:
1. The proposed condos will never sell at $700,000 (plus) each. This means it will end up the same way as the Mist project (condos turned into apartments). I lived at the Mist in
a rental unit for two years and I am aware of community problems that often result from tenants living in large apartments.
2. Traffic (not just traveling north on Cty. Rd. 19, leading to Cty. Rd. 15/ backing up to Hazellewood Restaurant). Whoever said the traffic is not an issue traveling westerly on
15 out of Wayzata hasn’t driven it during the Summer at peak times.
3. Negative impact on wildlife.
4. Height of the building (two story development should be maximum).
5. Parking for special events in the area.
6. The Planning Commission voted down this project.
7. The neighborhood clearly strongly opposes the project.
We are disappointed that Jeremy Barnhart would take this to the Council tonight and recommend its approval in defiance of so many reasons why this is not the proper use of this property
Please deny this proposal. Mr. Ugorets said to give him a “yes” or “no” and the Planning Commission said “no.” If he could reduce the size of his project significantly or have Charles
Cudd develop single family housing (like across the street from his property), that would represent a much better solution for the community.
Thank you for allowing me to express my opinion as a neighbor directly across the street from the proposed project.
