Olson of 4645 Rayside Road, Irvin T. Geffre of 4665 Bayside Road, and K-P <br /> Properties, Inc. represented by Donald R. Peterson (hereinafter "the subdividers"); and <br /> W�EREAS, on October 24, 1494, the City Council ap�raved Resolution No. <br /> , � 3483 grant.ing preliminary approval for a plat at 4645/4665 Bayside Road; and <br /> W�Jf�EAS, the property is located within the RR-1B, Single Family Ru�•al <br /> Residential Zorung District requiring a mini.mum of 2 acres of contiguous dry buildable tand <br /> within each newly created lot; and <br /> WHEltEAS, the property contains a total of approximately 19.5 acres, of wl�ich <br /> approxiznately 1.1 acres has been delineated as wetland; and <br /> WHEREA�, the proposed plat contains two l�ts (designated as praposed Lot 1, <br /> Block 1 and proposed Lot 1, Block 2), each contai:�ing an existing residence structure, propased <br /> Lat 1, Block 1 being 2.75 acres in area, and proposed Lnt 1, Block 2 being 1.94 acres in area. <br /> Proposed I.ot 1•, Block 2 technically requires a lot area variance, but will retain ownership of <br /> an additional 0.07 acre outlot and may gain up to an additional 0.28 acres as noted below, in <br /> order to meei the 2.0 acre rriinimum lot area requirement; and <br /> WHEREAS, the septic system se�cring the residence on proposed Lot 1, Block <br /> I is failing and is intended to be replaced. On-sit� sewage treatment system site evaluation data <br /> indicates that prunary and alternate drainfield sites for current and fitture use are available within <br /> proposed Lot l, Block 1.
