Because there is a great deal of information to give you please call 952-249- <br /> 4620 to arrange a pre-application meeting. But before you do here are some points for you to consid�r: <br /> • Orono code does not allow three lots to utilize a shared driveway. Because Bayside Road is a county road <br /> and classified by the City as a collector road, direct driveway access to it is to be minimized. You would <br /> need to create a private road and a mechanism for maintaining it. The private road right of way would be 50 <br /> feet wide; the actual roadway 24 feet wide. You would be responsible for constructing the private road to <br /> City standards. The Hennepin County Transportation Department would determine acceptable location(s) <br /> for the intersection of your private road with Bayside Road. <br /> • You would need to demonstrate there are two septic sites on each of the proposed lots and provide either a <br /> certification for the existing septic system and an alternate septic site ar two septic sites for the house lot. <br /> Unless the existing system can be certified it would have to be replaced in conjunction with the <br /> subdivision. <br /> • There would be a park dedication fee of between $3,250 and $5,550 for each of the vacant lots. There <br /> would be a storm water and drainage trunk fee of$3,330 per acre for at least eight acres and possibly the <br /> entire property, depending on the size of the lots. <br /> • You would need to engage a surveyor. While a sketch plan (the first step in the subdivision process)does <br /> not have to be prepared by a surveyor, many people find it easier to have a surveyor prepare it. Before you <br /> prepare the sketch plan you should contact Dave Zetterstrom at Hennepin County Transportation <br /> Department(612-596-0355) concerning the private road location. <br /> If you have any questions about these points feel free to contact me.
