The property at 3960 Bayside Road is zoned RR-lA (5-acre rural residential). The property with the home is on the lot
addressed 3960. The existing home may conform to the required setbacks. A new home built on the property would
need to conform to the setbacks and the wetland regulations. Septic sites are required if you have septic questions
contact our septic system manager Willie Gibbs at 952.249.4626. A wetland delineation will be required.
If you are inquiring about ALL three of the properties owned by the same person, the map contains all of the lots owned
by Todd Cheslock; in total there are 3 lots owned by Cheslock containing approximately 25t acres. Most of the 25t acres
is a Manage 1 wetland. Likely there is not potential for a subdivision. I highlighted the lot with the home (3960) with a
dark black line. I haven't done the analysis to determine if a house can be built on the other two lots (PID:
0511723230033 or0511723220004).
I've attached the minimum lot size &setback information for the zoning district below.

(a)Height. No structure or building in the RR-1A district shall exceed 2'/2 stories and shall not exceed 30 feet in height
except as provided in section 78-1366.

I have a client interested in the above referenced property and have a couple questions. I understand this property will
only allow for one homesite, is that correct?
If the current home is torn down, will the new home need to go in the exact same spot or can it be put anywhere on the
property as long as well & septic allow?
