property, in fact, that I did indeed meet with you a few years

position on substandard lots of common ownership as a member
��� of the Orono staff for four years now. As Zoning Administrator,
� I wish I could be more positive recognizinq completely the

j � The question of the buildability of Tract A, R.L.S. 192,

can only be decided by the Council and to begin that procesa

Y � with the City. I would be happy to meet with you at the office
to discuss the variance application but once again I must

advise such an application is not realistic at this time.
��� At a recent meeting, Council discussed the possible
`' need to establish less rPstrictive standards for substandard
����'`"��'�' lots under common ownecship. Per our current ordinance 100X
�.;;�� of all lot standards of a zoning di.atrict is required. It
��� m1y be more advantaqeous for you to wait it out a few more
°� ::;� months to see what affects this proposed amendment may have
� on your property.

� It has come to the attention of the Building & Zoning
" Department via a number of inquiries by potential buyers , that
you are apparently going to sell the property located at 1425 Bay
Ridge Road. However, those inquiries have indicated that you may
be intending to sell Parcel B, with the existing house ,
separately and not in conjunction with vacant Parcel A.
This letter is to advise you that separation of Tracts A and
. B, each being approximately 1 acre in area, would be in violation
�: � of Section 10.03 , Subdivision 6 (C) of the Orono Zoning Code. A
:, copy of that section is attached. Because both Tracts A and B
' are substandard lots, being approximately 1 acre in th�oveathe

separation by transfer or sale of these lots. Such an approval
