Thank you for contacting the City with your questions.
• 1449 Bay Ridge Road is in the LR-1A Zoning District. The following link will take you to our on-line
municipal code, http://www.municode.com/resources/qatewav.asp?pid=13094&sid=23. LR-1A zoning
district is referenced in code sections 78-301 to 78-305.
• If the existing home were removed/demolished current zoning setbacks would need to be met:
0 50' from Bay Ridge Rd;
0 50' from North Shore Drive; and
0 50' from Shoreline Drive
0 30' from neighboring property to the South
• Property is within 1000' of the lake, Hardcover Information Sheet is attached
• Building Height Information Sheet is attached
If the home were to be demolished a demolition permit will need to be applied for and a zoning disclosure form
will be prepared and need to be signed by the property owners. For a building permit, submit plans with and
updated survey (requirements attached), along with a Building Permit Escrow of $2,500. This is in addition to
the building permit fees (based on total construction costs).

I was giving your name in regards to collecting some information on where I can build on our property. We are
interested in removing existing house and building new house and would like to know what the City would approve for
side, front and rear setbacks, as well as size of house. If there are other constraints I need to work with, please let me

Looks like the setbacks should be fine except for the neighbor side. What is the likelihood a 20 ft setback would be
granted on the one side?
