In 1988, a hardcover variance was granted for the 75'-250' setback of this property amounting to 37.0% or 2,679 s.f. hardcover where 25% is normally allowed. As the result of deck hardcover being removed the City of Orono requires that a variance be granted in order for the deck to be rebuilt on the property. Sec. 78-1252. Nonca:formities. All legally established nonconformities ns of February 24, 1992, may continue subject to applicable state statutes nnd as regulatecf elsewhere in this Code. In slioreland areas, the following standards shall c�lso apply: (2) Additions/expansions to nonconforming structures. All additions or expansians to the outside dimensions of an existing nonconforming sh�ucture ma�st meet the setback, height, and other� requi�•ements set forth in tkis chapter. Any deviation from these ��equirements rnust be authorized by a variance pursuant ta provisions of this chapter. Sec. 78-1288. Hard cover limitations. (a) No hard cover or impervioa�s su�fnce shall be placed, located or constructed within 75 feet of the ordinary high water level of any lake or tributary, except for stairrvays, lifts, lanciings nnd lockboxes as regulated elsewhere in this Code. (b) Between 75 feet anc� 250 feet of t/1e OHWL, there shnll be no greater than 25 percent hard cover. Between 250 feet and S00 feet of the OHWL tliere shall be no g��eater than 30 pe�•cent hardcover. Between S00 feet and 1,000 feet of the OHWL tliere shall be no greater than 35 percent hardcover. (Ord.
