ZONING REGULATIONS.
REGULATORY HIGHLIGHTS:
Area and width variances will be required to construct new house. It is highly likely that
hardcover variances will also be required. This is not an unusual situation for Orono.
The process takes two to three months. An application packet is available online at
http://www.ci.orono.mn.us/permits.htm or at City offices.
Topographic survey required to determine the extent of floodplain on property. It will
probably be necessary to put the house on a foot or two of fill and lower the grade on
part of the lot to compensate for this fill.
Setbacks: Street — 30' or 75' from lake, whichever is farther from lake; Side 10'; Lake
75' or line drawn between houses on either side of lot, whichever is father from lake.
Hardcover: No hardcover allowed on portion of lot within 75' of lake (both sides), 25%
for remaining portion of lot.
Building lot coverage: 15% of lot or 1,500 square feet, whichever is larger.
Maximum building height: 2 '/z stories and 30 feet.

We have reviewed the as-built survey dated 12-4-2014 and have the following comments addressed and/or corrections
that need to be made:
1. The site is not completely vegetated. Please keep erosion control measures in place until vegetation is
established. Established vegetation is required before certificate of occupancy will be issued.
2. The as-built survey does not include a depiction of the swales shown on the approved site plan. A site
inspection revealed visible swales. Please have the swales shown on the as-built survey along with swale
elevations.
3. There are four(4) catch basins for downspouts, but they are not shown on the as-built survey. Please show.
4. The survey should reflect the 4" drain tile the catch basins are associated with. Please show where the drain
tile daylights.
5. Utilities are not depicted, particularly the sewer service and main are not shown. Please revised to show
utilities

6/29/2012 notification- permit will expire on 7/23/2012,framing starteu� after that

10/24/2013 discussion with city attorney about unfinished houses. Stated hard to enforce in court
11/4/2013 notification- permit is expired. New permit required. Exterior finish required before 11/25/13
