The property located at 1212 Arbor Street, Orono, MN 55391 (P.I.D. 10-117-23 24 0022)
is zoned RR-1B, One Family Rural Residential District.
The zoning requirements for the RR-1B Zoning District are as follows:

Section 10.03, Subd. 6, indicates:
" Lot of Record. A lot of record is any lot for which a deed or registered land survey has been �
recorded in the office of the Register of Deeds or the Registrar of Titles for Hennepin County,
Minnesota., prior to January 1, 1975, and after approval by the Council if required.
A. E�risting Lots. A lot of record existing upon January 1, 1975 in an "R" District, which
does not meet the requirements of the Zoning Chapter as to area or width may be utilized for a
single family deta.ched dwelling purpose provided that in the judgment of the Council such use
does not adversely affect public health or safety and the following requirements are met:
1. In "R" Districts of One Acre or Less and With Public Sanitary Sewer. A lot
of record existing upon the effective date of this Zoning Chapter in any "R" District of the City
of up to and including one acre, which lot is serviced by public sanitary sewer and which does not
meet the requirements of this Zoning Cha.pter as to area or width only, may be utilized for single
family detached dwelling purposes without Council approval if the area measurements and width
� of that lot aze within eighty (80%) of the requirements of this Zoning Chapter. However, the lot
of record sha11 not be more intensely developed unless combined with one or more abutting lots
or portions thereof so as to create a lot meeting the requirements of this Zoning Chapter.
As the attached map shows, many of the lots in this axea do not meet the current zoning
requirements as to lot area or lot width and are considered lots of record.
Structures on lots of record are allowed to be reconstructed unless 75% or more of the fair market
value is destroyed. If the structure is destroyed more than 75% of the fair market value it would
' have to be demolished. Any construction thereafter would ha.ve to meet the Zoning Code
requirements or receive variances. '
