A RESOLUTION REAFFIRMING PLAT APPROVAL
OF RYANWOOD
WHEREAS , the City of Orono is a municipal corpora on
organized and existing under the laws of the State of Minnesota ; an(
WHEREAS , the City Council of the City of Orono has adopted
subdivision regulations for the orderly, economic and safe
development of land wiLhi.n the City; and
WHEREAS , the City Council has considered the application
for a subdivision plat by Thomas Ryan, the subdivider; and
WHEREAS , the subdivider has completed all requirements of
the platting regulations of the City , including
Completion of all the requirements of Resolution No . 837
Payment of a park dedication fee of $2 , 000 . 00
NOW, THEREFORE, BE IT RESOLVED, that the City Council of
the City of Orono hereby reaffirms the approval of the plat
of RYANWOOD, Hennepin County, Minnesota ; subject to the following
conditions :
1) The aforesaid plat shall be filed with the Hennepin
County Recorder ' s Office on or before June 16 , 1978
together with a certified original copy of this
Resolution.
2) The storm water ponding area on Lot 2 is to be retained
in its natural state, and is not to be filled in any way.
3) Outstanding sewer special assessments for levies 3302
and 6345 will be apportioned at the rate of 517 for
Lot 1 and 49% for Lot 2 , which difference reflects
the average lot width difference for lateral assessment.
4) Direct access from Lot 2 to Tonkawa Road (County #135)
shall be subject to the approval of the Hennepin County
Public Works Department.
The approval granted by this Resolution shall expire if the plat
has not been filed by the date specified above . In uhat event,
it will be necessary to file a new application with the City of
Orono for subdivision review.

RE: Proposed Plat - "Ryanwood"

Section 3, Township 117 , Range 23
Hennepin County Plat No. 568
Review and Recommendations
Thank you for submitting this plat for our review. We reviewed the proposed
plat and have the following recommendations for your consideration:
1 . No additional right of way is required .
2. Please inform the developer that an approved entrance permit
is required before beginning construction of any new or revised
access to the County Road . Permit forms are available from our
Traffic Section.
3. All proposed construction or alterations , including drainage
revisions , within county right of way must be approved by the
County Engineer.
4. The developer must restore all areas within county right of way
that are disturbed during construction.
We request your response and intentions regarding the above stated recommenda-
tions. Please direct your response and/or questions to Craig D. Spencer at
this office.
