The plans show removing an existing home and detached garage and the construction of a new attached garage dwelling. We have the following comments with regards to engineering matters: • A proposed 946 contour ties into an existing 948 contour to the north of the house. The grading plan should be revised to address this. • All proposed grading that will occur as a result of the removal of the existing garage should be shown on the plans. • It appears the existing 966 contour to the south of the site is mislabeled. • The silt fence should be extended around the lake side of the house to provide sediment control for grading in this area. Darren had reviewed two previous versions of this plan. Page 1 of 1 Evelyn M. Turner From: Evelyn M. Turner Sent: Friday, February 02, 2007 12:43 PM To: jmartinson3@aol.com Subject: Permit Status Jim: I took a brief look at your plans. A couple of minor glitches: 1. Gronberg did not change the grading plan to reflect the City Engineer's comments. I faxed the comments to him and asked him to make the changes and provide us two new surveys. You should probably contact him to let him know you need the revisions done quickly. I'm not sure I can pass the plans to Lyle until we get them. 2. When Mike Gaffron and I reviewed the building elevations for height, we somehow missed the dormer in the roof above the main door. Can the dormer be deleted? Otherwise the house is too tall - height is halfway between the top of the window in the dormer and the peak of the roof instead of halfway between the bottom of the roof and the peak. If that is OK let me know and we will just note the deletion on plans. If you want to provide light in the attic, you could use a skylight. The plans show removing an existing home and detached garage and the construction of a new attached garage dwelling. We have the following comments with regards to engineering matters: • The grading plan shows minor grading within the 75 foot setback limit to restore areas located within the footprint of the existing home. The grading plan minimizes the amount of grading within the setback while keeping proposed slopes consistent and blending into the existing terrain. • Existing contours should be shown 50 feet south of the south lot line. • Removal of the existing driveways and roadside garage should be clearly indicated on the plans. The removal of these items along with minor grading should provide for acceptable drainage to the north. • The proposed driveway should be constructed to allow runoff from the south to flow over the driveway to the north.
