The property is zoned LR-1C-1 and as parking for a commercial business is not a permitted, conditional or accessory use is this district it is a violation of City Code Sections 78- 366 - 78-368 must be discontinued immediately. Please discontinue this activity upon receipt of this notice; your property will be monitored to assure compliance. This letter will serve as your notice that the illegal use of the property must cease in order to avoid legal action by the City. Please be advised, if you fail to correct the violations this matter will be sent to the City Attorney for review and may result in criminal prosecution. Permitted uses. Within the LR-1C-1 one-family lakeshore residential district, no land or structure shall be used except for one or more of the following uses: (1) One-family detached dwellings. (2) Publicly owned parks and playgrounds. (3) Municipal buildings. (4) Personal wireless service antennas and towers. (5) Nonrental guest apartments (no exterior ingress or egress). Sec. 78-367. Conditional uses. Within any LR-1C-1 one-family lakeshore residential district, no structure or land shall be used for the following uses without a conditional use permit: (1) Public schools and parochial or private schools... (2) Uses accessory to a high school. The following uses are accessory to a high school use and require a separate conditional use permit...: (3) Churches, including those related structures... (4) Golf courses, country clubs, tennis clubs, public swimming pools serving more than one family, scout camps, YMCA camps, YWCA camps, church camps, or private nonprofit parks, playgrounds and other similar uses. (5) Public service structures, including but not limited to electric transmission lines... (6) Commercial greenhouses..... (7) Private gun clubs, archery ranges, and ski slides, provided the area is fenced and no part of the principal use is less than 150 feet from any lot line. (8) Guest houses and nonrental guest apartments. (9) Planned Residential Development, subject to the limitations of division 10 of this article. Within any LR-1C-1 one-family lakeshore residential district, the following uses shall be permitted accessory uses: (1) Private docks, subject to this Code and other applicable regulations, including boat storage density regulations. (2) Private garages and parking space. (3) Private swimming pools, tennis courts, and paddocks. (4) Home occupations, as defined in this chapter. All home occupations shall comply with the provisions of section 78-1376, and the licensing provisions of section 26-76, when applicable. (5) Signs, as regulated in this chapter. (6) Buildings temporarily located for purposes of constructing on the premises for a period not to exceed time necessary for such constructing. (7) Gardening and other horticultural uses, including aviaries and decorative landscape features. (8) One roadside stand offering for sale only farm products produced on the premises, provided such stand does not exceed 200 square feet in area and is located at least 30 feet back from the public right-of-way.
