That part of the Southwest Quarter of the Northeast Quarter of Section 33,
Township 118, Range 23, Hennepin County, Minnesota, described as follows:
Commencing at a point on the South line of said Southwest Quarter of the
Northeast Quarter, distant 1089.37 feet East from the Southwest corner
thereof; thence North to a point on the North line of said Southwest Quarter
of the Northeast Quarter, distant 1086.69 feet East from the Northwest
corner thereof; thence West along said North line 200.02 feet to the actual
point of beginning of the land to be described; thence South along a line
parallel with the first above described line 440.94 feet; thence West parallel
with the South line of said Southwest Quarter of the Northeast Quarter to its
intersection with the West line of the East half of said Southwest Quarter of
the Northeast Quarter; thence North along said West line to the Northwest
corner of said East half of Southwest Quarter of the Northeast Quarter;
thence East along the North line of said Southwest Quarter of the Northeast
Quarter to the point of beginning, according to the United States Government
Survey thereof and situate in Hennepin County, Minnesota.

ALTA/ACSM Land Title Surveys," jointly established and adopted by ALTA, ACSM
and NSPS in 1999; and includes items 1, 3, 4, 6, 7a, 7b1, 8, 10, 11a and 12 of
Table A thereof; and pursuant to the accuracy standards (as adopted by ALTA
and ACSM and in effect on the date of this certification) of an urban survey.
The positional uncertainties resulting from the survey measurements made on
the survey do not exceed the allowable positional tolerance.

NOTES:
1. The bearing system is based on the north line of the Southwest Quarter of the
Northeast Quarter of Section 33 which is assumed to have a bearing of South
89 degrees 1 minute 32 seconds East.
2. According to the City of Orono, the subject property is zoned Industrial
District and has the building setback requirements listed below. It is
recommended that the property owner obtain a zoning letter from the City
to verify all conditions that affect the property through the city zoning
ordinance. This survey does not purport to describe all conditions contained
in said ordinance.
Front= 35 feet
Rear= 20 feet
Side= 10 feet
3. According to Federal Emergency Management Agency (FEMA) maps of
Hennepin County, the property described hereon lies in flood zone X per
community panel map No. 2701780302, dated September 2, 2004.
4. The area of the property described hereon is 89,035 square feet or 2.0440
acres.
5. The location and extent of underground utilities, if shown, are based upon
existing drawings provided by the utility companies and by above ground
evidence. There is no guarantee as to the accuracy or the completeness
- of this inforn'•lation. The size and location should be considered * t
approximate. Additional underground utilities may be present. Verification of
the existence and location of all utilities should be obtained from the
