All bids are to be in accordance with the drawings and specifications and based upon the requirements of the drawings and specifications. 2. All bids are to be complete and any proposed substitutions approved by the architect prior to submission and to be called out in the bid. 3. Bids are to include the following items bid separately from the remainder of the work. ADD ALTERNATE#1 construction of new deck and associated railings and screen wall.. See drawings for details. ADD ALTERNATE #2 Substitute 1x boards with wood battens as Exterior siding with of cedar veneer plywood with 1 x 2 battens @ 12"o.c. ADD ALTERNATE#3 Add all work required as per drawings to install new fireplace. ADD ALTERNATE#4 Add fabrication and installation of sliding barn door and related hardware/track @ front door. ADD ALTERNATE#5 Kitchen Equipment as directed by Owner. SECTION 01010-SUMMARY OF WORK AND SPECIAL REQUIREMENTS 1. Owner: Woodhill Country Club 2. Permit and Fees: All construction to be in complete accordance with all governing codes. Contractor to be responsible for obtaining all necessary building permits and inspection fees. 3. Contractor to abide by all applicable codes and regulations. 4. Contractor shall secure, pay for and maintain, during construction and fixturing work, all of the insurance policies required. Contractor shall not commence any work until all required insurance has been obtained and certificates of such insurance have been delivered to the landlord,tenant and architect. The Owner and Y+A Architecture shall be named as additional insured. 5. The Character and scope of work are illustrated by the construction documents. Contractor shall carefully examine all the documents and shall be responsible for the proper installation of his work and proper considerations for the work of others and existing construction. Do not place ducts, piping, conduit or any obstructions so as to impair required ceiling heights and clearance for lighting fixtures, etc. 6. Contractor shall be responsible for verifying all existing conditions and dimensions. Contractor shall ask Architect for clarification of any questions or discrepancies in the documents and the existing conditions. Any changes must be approved by the Architect. 7. Any substitutions must be approved by the Architect. No substitutions are acceptable without the prior approval of the architect. 8. All work will be first quality and performed in accordance with trade practices, and manufacturers' installation recommendations. 9. Submit transparency shop drawings for doors, windows, electrical panel and fixtures, mechanical layout, diffusers, grilles and equipment, casework and . Samples to be submitted for all paint finishes, and materials as specified. SECTION 03300-CONCRETE 1. Concrete to be provided for Footings,foundation walls, and slab work. Provide areas for carpet installation as shown on plan. 2. Concrete for poured raised hearth CO new unit fireplace to be exposed aggregate concrete to match existing floor. SECTION 03650- LEVELING CONCRETE TOPPING 1 . 2" nominal concrete leveling topping over existing poured in place concrete slab to be exposed aggregate finish to match existing. SECTION 04400- STONE 1. 3"stone slab surround CI new unit fireplace to be split faced granite in sizes as shown on drawings. Color to be Selected by Architect. ADD ALTERNATE ## SECTION 05100-STRUCTURAL METAL FRAMING 1. Structural steel girders, tube columns, masonry lintels, and bearing plates as specified by structural engineer. SECTION 06170-PREFABRICATED STRUCTURAL WOOD 1. Transfer beams, window headers, door headers, etc. in wood stud walls shall be 1 3/4" thick pressure bonded, scarf-jointed wood veneers, with grain of veneers running parallel in the long diretion. Depths are 9 1/4", 9 1/2", 11 1/4", 11 7/8", 14", 16", and 18" as required for loading, deflection and span. SECTION 06190-PREFABRICATED WOOD JOISTS & TRUSSES 1. Prefabricated wood roof/floor trusses, all necessary connections, stiffners, shear panels as required by the structural engineer and the manufacturers design. Full shop drawings and calculations shall be provided to the Architect and Structural engineer for approval prior to fabrication. Upon final approval calculation shall be provided to the building official for revue. SECTION 06408-ORNAMENTAL COLUMNS 1. Paint Grade wood casework to include t.v. Closet shelving @ the northwest corner of main barn space and Storage Bench/cabinet @ east wall of entry hall. Furnish and install 3/4" high density fiber board (HDF) shelving as shown on drawings. Edge to be wood or smooth, rounded shape. Shelves to be primed and Painted .. SECTION 06425- WOOD MOULDINGS & TRIMS 1. Exterior wood mouldings and trims shall be western red cedar or Southern yellow pine suitable for paint or stain finish. No. 1. lx , 5/4, and 2x material as shown on the drawings. 2. Interior wood mouldings and trims are to be paint grade hardwood of either birch or poplar Sanded to a finish suitable for paint. Interior wood base shall be a 1x6 base with 1 1/2" base cap or a single 8" base with shaped top such as AWP#. Hardwood floor areas will require base shoe. Wood beam enclosures @ main barn room to be 2x knotty pine bards B and better Unprimed and seal coated with natural finish. interior wood door trim to be paint grade birch or poplar lx jamb casing with 5/4 head casing and lx flat cap over head casing as shown on the drawings. Interior Paneling shall be 1 x 8 nominal Ship Lap S2S pine boards Grade B and better. SECTION 06430-WOOD STAIR AND HANDRAIL WOODWORK 1. Exterior wood stair and deck guardrail to be western red cedar or southern yellow pine lx and 2x boards in sizes as shown on the drawings and suitable for paint or stain. SECTION 06600-PLASTIC LAMINATE 1. Provide and install complete plastic laminate finish where indicated on drawings. Plastic laminate color to be selected by Architect. Installation methods must conform to latest standards of AWI. SECTION 07100-WATERPROOFING & DAMPPROOFING 1. Foundation waterproofing shall be Miradri 860 waterproofing membrane with Miradrain 6200 drain panel. by Mirafi Products, Norcross GA 30092 or equal system. Submit alternative systems to Architect for approval. SECTION 07200-INSULATION 1. Wall insulation to be 6"fiberglass batt insulation or 6" nominal blown-in type insulation. 2. Roof attic insulation to be R-18 batt, blown-in, or rigid insulation at existing Ventilation Cupola. 3. Foundation insulation to be rigid EPS Extruded Poly Syterene 2" nominal thickness. 4. SECTION 07250-FIREPROOFING 1. Firestopping at all 1 hr floor and wall penetrations for Pipe, Ducts, and cable to be UL rated system by USG, Tremko,Hilti or approved equal. 2.
