Please see the below comments from our City Engineer. Please submit a revised plan addressing his comments or provide
the information requested in order for our plan review to continue.
Additional survey items:
1. Please revise the survey to correctly reflect the City's 35-foot wetland setback(as drawn it is shown as a
"buffer'.
2. The survey should clearly identify the first floor/main floor elevation as well as the garage floor, top of foundation
and lowest floor elevations.
3. The hardcover calculations should be completed on the attached Hardcover sheets by the surveyor. In our initial
review, we were confused about excludable hardcover which was not clearly identified. Please provide.
Please provide a correct copy of the recorded Wetland declaration, I cannot locate a copy in our files. Additionally, please
have the property owner sign the attached escrow agreement and submit. No additional escrow funds are required.

Chris,
I've completed an initial review of the proposed survey/site plan and offer the following comments:
1.The Sanitary sewer line that runs along the road way is not depicted on the survey. All utilities must be depicted on
Surveys for building permits. A sanitary service line is not depicted.
2. Retaining walls are depicted on the survey but top of wall and bottom of wall elevations are not depicted. Walls 4'or
greater in height must be designed by a licensed professional,and plans must be submitted to the City for review prior
to the approval of the permit.
3. Plan calls for removing the existing driveway and creating a new one. The new location will require approval from
Hennepin County. The new Driveway does not show a culvert.
4.The plan call for grading alterations beyond the property line on the 934 and 936 contour lines. Th9p4arh also depicts
a fence that crossed the property line. Activities on the other property will require an easement.
5. The Survey does not depict any construction erosion control measures. A silt fence or other appropriate erosion
control mechanism should be planned for and must be installed and inspected by the City prior to any land disturbing
activities. The Contractor must provide a minimum 24 hour notice prior to inspection.
