Re: Proposed Purchase of Lot 4, Block 1, WOODHILL RIDGE
Dear Jeanne and Mike:
As you know, my husband Bob and I have been looking at buying Lot
4, Block 1, WOODHILL RIDGE from John McDowell's MSM Associates.
There is a contingency in our purchase agreement that allows us
to get your approval as to the sites before we are obligated to
purchase.
First, is it correct that the S-P Testing, Inc. drainfield design
dated May 22 , 1987 showing the proposed treatment area, the
future expansion area, and a proposed house location is
satisfactory to you even though the final plat of Lot 4, Block 1, 111," t
WOODHILL RIDGE changed the easterly lot lines to some extent?
Second, we enclose a second S-P Testing, Inc. proposed treatment
area, future expansion area, and proposed house site dated
December 14, 1987 and would ask if this is agreeable to Orono for
drainfield purposes?
Third, we have had Tom Bergquist at Sathre-Bergquist Surveyors
put together a site plan which shows the proposed treatment area
and future expansion area as conforms to the S-P Testing, Inc.
diagram of 12/15/87, a house and attached garage, and a driveway
and parking area all on the topographic survey of the site
prepared by Sathre-Bergquist. We would ask that you review the
site plan and let us know if there are any problems raised by it.
As you can see, Tom Bergquist has located the setback lines in
relation to the house, the garage, the driveway, and the
drainfield sites.
Since our contingency agreement only runs through December 24,
1987, I would appreciate your giving me your response to these
inquiries as soon as possible. Thank you.

This system is designed for a Type 1, five bedroom home and in accordance
with the Minnesota. Pollution Control Agency standards WPC 40 and local
ordinances .
The soils on this site are typical of SCS soils mapped - HbC - Hayden loam.
A seasonally high water table was located at 28", 38" , 40" , 42" , & 58" ,
(mottling) . Due to the seasonally high water table, a pressurized mound
system will need to be installed. The bottom of the rock bed must be lo-
cated at least 3 ' above the seasonally high water table.
The soils at a depth of 18" have a percolation rate averaging 19.3 min/inch
and are adequate for treating septic effluent.
A pumping chamber will need to be installed to lift the effluent to the
treatment area.
The manifold and supply line pipe must have back drainage to the pumping
chamber. The distribution pipes shall have their ends capped. Be sure
the rock and sand fill material are clean. The sod layer below the
entire mounded area must be turned over, just break up the sod, be sure
not to over work.
The power supply and switches must be located outside the manhole and
pumping chamber in a weather proof enclosure. A warning device must be
installed with a light and sound device, this is in case of a pump failure.
(Mercury floats are a good method) .
All neighboring wells are : located more than 100' away from the proposed
treatment area.
Keep all heavy equipment off of the proposed treatment area before and
after construction as much as possible. The treatment area should be
marked off before construction.

With proper installation and maintenance, this system should have no
problem in treating septic effluent effectively. •
It is recommended that the septic tanks be pumped every 2 years .
