Re: Subdivision of 505 Willow Drive S
Dear Mr. Robinson:
The purpose of this letter is to provide you with the requirements for subdivision of your lot at
505 Willow Drive S.
1. Lot Area/Width
This property is zoned RR-1B, One Family Rural Residential District. A minimum of two
acres of dry, buildable land with 200' feet of width(measured at the back of the front yard
i.e. at the 50' street setback line) is required for each newly created lot. It would not be
possible to create two lots side by side, fronting Fox Street, since there is less than 400' of
width.
2. Lot Line Setbacks
Lot lines for new lots must be located at least 5'. from existing wells and 20' from primary
and alternate septic sites. The existing house (if it is to remain)must meet the building
setback requirements as outlined in the"Building Standards" section below.
3. Building Standards
The setbacks for a principal structure, measured from the property lines, in the RR-1 B district
are as follows:
Front Yard 50'
Side Yard 30'
Rear Yard 50'
Side Yard Street 50'
Setback from wetlands 26'
Setback from wells 3'
Setback from septic sites 20'

Each lot is required to have a conforming primary and secondary septic site and their sizes
will vary depending on the number of bedrooms in the proposed home. Orono code requires
that sites with a capability to serve a 5-bedroom home must be identified. You will be
required to show the locations of two potential septic sites on each lot as part of the
subdivision application.
5. Access
Sight distance along Fox Street is poor. Consideration should be given to providing access
off of Willow Drive as far north from the intersection as possible.
6. Subdivision Procedure
From our brief conversation, it appears that you are interested in splitting off two new lots
from your current property or creating a three lot subdivision. This type of subdivision is
referred to as a Class III subdivision, requiring the following applications and meetings:
1) Sketch Plan Review: Planning Commission meeting
2)Preliminary Plat Review: Planning Commission meeting& City Council
meeting
3)Final Plat Review: City Council meeting
Completed applications with all of the required submittals are due in to City staff
approximately one month prior to the Planning Commission meeting. The Planning
Commission meets once per month and the City Council twice per month. Therefore, your
application would likely take a minimum of three to four months to process.
7. Related Fees
The application fees are noted on the enclosed application form. Once the subdivision is
approved, it will be subject to park dedication and storm water drainage trunk fees.
8. Review of 1978 Sketch Plan
As you mentioned, there was a proposed subdivision in sketch plan form on your property in
1978.No action was taken on the sketch plan at that time. A subdivision based on that sketch
plan would likely not be approved today for the following reasons:
1) Lot 4 does not meet the minimum dry buildable area of 2 acres; and
2) Lots 1 and 2 do not meet the minimum width of 200'.

review your proposal and the requirements outlined in this letter. Please do not hesitate to contact
