Gentlemen:
The purpose of this letter is to report the findings of a structural engineering review of
the roof overhang framing for this residence under construction.
ASSIGNMENT
J. H. Dahlmeier Engineering Inc. has been retained to provide a structural engineering
review of the roof overhang framing for the residence under construction located at 880
Windjammer Lane in Orono, MN, as directed by John Horoshak.
DESCRIPTION
The structure is a single-family dwelling.
BACKGROUND
The roof overhang at the rear of the house was not built in accordance with the
residence's structural drawings.
The homeowner wishes to have an independent engineering review of the condition and
suggested repair modifications.

OBSERVATIONS AND COMMENTS
1. Craig Oswell of J. H. Dahlmeier Engineering Inc. visited the site for an inspection
of the framing on August 27, 2001. The following items were noticed in regards
to the overhang framing:
a. The overhang was framed with 2x4 studs spaced at 24" O.C.
b. The stud overhang cantilevered three feet past the face of the wall.
c. The studs were end nailed to the top chord of the truss nearest the wall.
The truss was spaced two feet from the face of the wall.
d. The studs extend over a truss, which was in line with the wall. The end
truss's webs were framed in with 2x4's at 16" O.C. due to the gable
condition.
STRUCTURAL ANALYSIS
2. A structural engineering analysis determined the following:
a. The current overhang framing is not adequate to support the code-
required load.
b. The current overhang framing will deflect approximately 0.58" at the
overhang end under the code-required load. This value is approximately
four times the recommended value for this type of condition.
CORRECTIVE MEASURES
3. The following corrective measures are required for the overhang framing:
a. A 1.75" wide x 3.5" high LVL should be placed on each side of each 2x4
overhang stud. The studs and LVLs should be nailed together at 12" O.C.
b. The stud/LVLs should be attached to the truss top chord at their end, as
well as to the truss at the wall, with a single Simpson H4 anchor.
PROFESSIONAL OPINION
4. It is my professional engineering opinion that the overhang framing will be
structurally adequate once the above corrective measures have been
implemented.
GENERAL
5. The observations and opinions expressed in this report were based on my
professional engineering judgment and professional practice, as well as the
visual inspection.

Dear Mr. Horoshak:
This letter is to address the roof overhang problem on you building project at 880 Windjammer
Lane in Orono. Due to observations on site by Orono Building Inspector Marc Davis the City is
requesting structural information to show the overhangs will support a minimum snow load of 40
lbs per sq. ft. as required by MN State Building Code, Section 1305.4416 Exception 1. (enclosed)
this information will be required to be received, reviewed and approved prior to final inspection
and occupancy.

1305.4416 UBC APPENDIX CHAPTER 16, DIVISION I, SNOW LOAD DESIGN.
UBC Appendix Section 1637.1 is amended by adding an
exception to read as follows:
Exception: The minimum roof snow loads established herein
for R-3 and U occupancies are not subject to decrease or
increase as specified in this chapter.
UBC Appendix Section 1638 is amended by changing the
reference in notation Wb, 500 feet, to 200 feet.
UBC Appendix Section 1639 is amended to read as follows:
The ground snow load, Pg, to be used in the determination
of design snow loads for buildings and other structures shall be
57 pounds per square foot in the following counties: Anoka,
Carlton, Carver, Chisago, Cook, Dakota, Hennepin, Isanti, Lake,
Pine, Ramsey, St. Louis, Scott, and Washington. The ground snow
load, Pg, to be used in the determination of design snow loads
for buildings and other structures shall be 43 pounds per square
foot in all other counties.
Exceptions:
1. A minimum roof snow load of 40 pounds per square foot
of horizontal projection shall be acceptable for R-3 occupancies
in the counties of Anoka, Carlton, Carver, Chisago, Cook,
Dakota, Hennepin, Isanti, Lake, Pine, Ramsey, St. Louis, Scott,
and Washington. A minimum roof snow load of 30 pounds per
square foot of horizontal projection shall be acceptable for R-3
occupancies in all counties.
2. A minimum roof snow load of 30 pounds per square foot
of horizontal projection shall be acceptable for detached Group
U occupancies in all counties.
UBC Appendix Section 1645 is deleted in its entirety.
UBC Table A-16-A, Snow Exposure Coefficient (Ce), is
deleted and replaced with the following:
The snow exposure coefficient (Ce) for all of Minnesota is
established as 0.7.
UBC Table A-16-B, Values for Occupancy Importance Factor
is deleted, and replaced with the following:
