On the North Shore of Lake Minnetonka INSTRUCTIONS FOR COMPLETING HARDCOVER CALCULATION WORKSHEET 1. Circle which setback zone (0-751, 75-2501, etc.) the calculation is for. 2. For each item of hardcover within that zone, enter the length and width, and multiply to get square footage (s.f.). 3. Add up all the square footages to get total square footage of hardcover. 4. Divide by the total area of property within the zone and multiply by 100 to get percentage of hardcover in the zone. 5. If changes in hardcover are proposed, you should do a "before" worksheet and and "after" worksheet. If either results in percentages greater than those allowed, contact City staff before proceeding with your project planning! HARDCOVER ORDINANCE - In 1975, the Orono City Council adopted an ordinance limiting the percentage of lot area that can be covered with impervious surfaces ("hardcover") such as roofs, driveways, sidewalks, etc. on properties located within 1,000 feet of a lake. Studies have shown that sediments, oils, and debris carried into the lake from highly urbanized areas have a detrimental impact on the quality of water in the lake. The intent of Orono's ordinance is to ensure that rainfall run-off will be cleansed by filtering through grassed or vegetated yard areas before entering the lake. Hardcover Zones - Allowed Percentages: 0-75' 0% 75-250 ' 25% 250-500' 30% 500-1000 ' 35% Hardcover includes: - Roofs - Sidewalks - Paved or gravel driveways - Patios & decks (includes slatted decks) - Tops of retaining walls & rock walls - Decorative landscape areas underlain by plastic sheeting or fabric - Any other surface that does not allow direct absorption of rainfall into the ground BUILDING&ZONING—473-7357 • ADMINISTRATION&FINANCE—473-7358 • PUBLIC WORKS—473-7359 ASSESSING 17 L.K.wTNn+c-roNKa - sxoaguNe I)6HNe'D $AMPLE HARDCOVER CALCULATIONS Ar AMSV- 9Z9.y F (Note: Use a survey for a base map) X51 0 1 Area of 0-75 ' zone: l 75 ' x 110 ' = [8,250 s.f. Soil capabilities, water table depth or seasonally saturated zones, topography and structure locations must be considered to ensure a system that will work effectively. IN MOST OF ORONO' S 2 AND 5 ACRE ZONES ,CITY SEWERS ARE NOT PROJECTED TO BE INSTALLED IN THE FORESEEABLE FUTURE. Your drainfield must serve you for a long time . Orono Code requires that a minimum of 10 ,000 square feet of suitable area be set aside on your lot for use as drainfield. This will allow sufficient room for expansion or reconstruction of your drainfield as necessary. PLEASE READ ALL INSTRUCTIONS AND FOLLOW THEM CAREFULLY: 1. CONTACT AN MPGA-CERTIFIED SITE EVALUATOR (LIST AVAILABLE) AND THE ORONO SEPTIC SYSTEM INSPECTOR. MEET WITH THEM ON THE SITE TO DISCUSS POSSIBLE LOCATIONS FOR THE HOUSE, DRAINFIELD, AND ACCESSORY STRUCTURES. STAKE OUT THE PROPOSED DRAINFIELD SITES. A. BOTH A PRIMARY AND ALTERNATE (FUTURE) DRAINFIELD SITE MUST BE DELINEATED, EACH THE APPROXIMATE EQUIVALENT OF 50- X 100- IN AREA. B. SEE BACK OF THIS SHEET FOR SYSTEM LOCATION SETBACKS AND GENERAL REQUIREMENTS. 2. AFTER THE DRAINFIELD LOCATIONS HAVE BEEN SELECTED AND STAKED, MAKE SOIL BORINGS AT THE APPROXIMATE CORNERS OF EACH DRAINFIELD SITE. WHERE SITES ARE ADJACENT, COMMON CORNER BORINGS ARE ACCEPTABLE. THEN, MAKE AT LEAST ONE ADDITIONAL BORING IN THE APPROXIMATE CENTER OF THE SITE o Sones goE:N- PERc -1-Es'r PRt-2y SOS -i`(P)CAFt- PRlrnnRy O' SO !op' too 3. BASED ON THE PRESENCE OR ABSENCE OF LIMITING FACTORS (SOIL MOTTLING, ACTUAL WATER TABLE, BEDROCK, OR HEAVY CLAY LAYERS) ENCOUNTERED IN THE BORINGS, EITHER PROCEED WITH PERCOLATION TESTS OR MAKE ADDITIONAL BORINGS UNTIL AN AREA OF ADEQUATE SOILS AND SIZE IS DEFINED, AND RESTAKE AS NECESSARY. PERCOLATION HOLE DEPTH - FOR TRENCHES: SAME DEPTH AS BOTTOM OF PROPOSED TRENCHES FOR MOUND: 12"-24' DEPTH AT LEAST '3 PERCOLATION TEST HOLES ARE REQUIRED FOR EACH SITE. 4. A SITE PLAN DRAWN TO SCALE IS REQUIRED. SEE HACK OF THIS SHEET FOR DETAILS. FAILURE TO SUBMIT THE PROPER SITE PLAN WILL RESULT IN DELAYS IN THE REVIEW PROCESS UNTIL THE SITE PLAN IS SUBMITTED. S. STAKES TO BE USED TO OUTLINE THE DRAINFIELD SITES MUST BE A MINIMUM OF 2' OUT OF THE GROUND. THEY MUST BE OF A STURDY MATERIAL AND MUST REMAIN IN PLACE UNTIL THE SYSTEM HAS BEEN INSTALLED AND INSPECTED. ABSOLUTELY NO CONSTRUCTION TRAFFIC OR GRADING OF ANY KIND IS PERMITTED IN THIS AREA. IF YOU HAVE ANY QUESTIONS, OR IF PROBLEMS ARISE DURING TESTING, PLEASE CALL FOR ADVICE.
