As you saw,the grading of our backyard, which collects and drains run-off from our yard, the bike path, the street, and Wick's yard, is not adequate. This grading issue has been problematic and unacceptable since we acquired the property in 2004. Numerous attempts have been made by the builder and me to address this issue, including re-grading, trenching, and re-soding of our yard in 2006-2007, as well as modifications to the Wick's yard to minimize run-off(same builder). Unfortunately, these remediation efforts have been unsuccessful, and as the attached photos show, have left us with an un-useable back yard for days and weeks post any rain, as well as significant sod die-off in the spring. We have also lost numerous expensive trees(1 evergreen and two Maples along bike-path)due to these excessively wet conditions The attached photos, taken in September 2007, show the wet/muddy areas referenced. I have consulted with professional landscaper Greg Van Buren (landscaper who did the WVHOA Monument Project)on how to permanently fix this issue. His recommendation is to drain-tile the existing swales, and dig-out a"pond"to provide for a discrete area for water to collect in (instead of across the whole yard), as well as to provide for appropriate grading across the property. I am submitting the following landscaping plan to the Arc Committee for consideration and approval: Description of work to be performed: • Install Drain Tile from North side of house(next to bike trail), across back-yard, to culvert under Bergh's driveway(see attached drawing). • Correct grading in back yard to provide for adequate drainage of drain-tiled area/back yard. This includes digging out area adjacent to Bergh's driveway so that excessive water collects during and post rains, creating a"pond"during wet periods. Water flow/direction, as well as maximum elevation of standing water will not be altered, and will be controlled by existing elevation of present culvert. Pond area will be sufficiently deep to provide for adequate drainage of drain-tile. Actual depths are pending survey/excavation work by contractor. • Install rock edging around "pond" perimeter(see drawing). • Plant compatible vegetation compatible with wet environment in and surrounding pond area that is consistent with vegetation adjacent to Association's existing wetlands, including grasses, bull-rushes/cat tails, Lilly pads, etc. This will be an"on-going"project that will be influenced by natural rain-fall amounts and amount of standing water yet to be determined. All work will be performed by licensed and insured contractor(most likely Van Buren Landscaping)and/or myself. I am also asking that Hans and Sharon Bergh approve/sign-off on this project since the affected area is immediately adjacent to their property, and may go onto their property(up to culvert). They will have no impact functionally(drainage), and will enjoy the positive aesthetic benefits of a wetland/pond as opposed to dead sod/mud-pit. Tim and Brenda Wicks are also copied on this proposal to ensure they are aware of this project, and to provide them the opportunity to object or express any concerns to the Arc Committee as they see fit. This project should have no impact on them visually or functionally(drainage). Please review and provide approval or guidance per the covenants. We are hoping to begin this work as soon as October 22, 2007,with drain-tile and excavation work completed in 2007. Weather will dictate completion of rock edging and coding, but it is our intention to complete this in the October—November 2007 timeframe, or as soon as possible in the spring of 2008. Planting of vegetation will occur in the spring of 2008, and on an ongoing basis.
