As I informed you on the phone, to issue a building permit the City will only accept a Certificate of Survey prepared and signed by a State licensed surveyor. Your submittals did reveal a problem with the proposed deck. Orono Zoning Code requires a 35' setback from the front and side street property lines. If your submittals are accurate, you have only 22' to the front property line and 19' to the side property line. Therefore, a permit could not be granted for the proposed deck. The City would issue a permit for a 4' x 4' landing with steps down without a survey or meeting the required setbacks. Please contact me to discuss how you want to proceed.
