If the walls exceed 4 ft then engineered plans will be required. 2. No alteration to grades within the city ROW authorized. Note-the existing erosion ctrl measures should be sufficient for this part of the project. A new house is currently being constructed on this site. Below are my observations: • Hardcover calculations show garage as 468 sf. I calculate 489 sf. • Garage needs driveway/access shown and to be part of hardcover calculation for doors wider than 6' and included in hardcover calculation. Clarification needed from builder • Need erosion control measures shown around garage. MCWD reported they do not need a permit for this project. • Need landscape plan. • Retaining walls proposed on property line measuring 4 ft. I would think with retaining walls proposed on the property line there would be grading w/in the ROW. • Survey should show edge of pavement of Wildhurst Trail. Please review and provide comments.
