Tier 1 is allowed up to 25% hardcover of the gross area of the lot. In this case because the property boundary's extend into the lake the area is calculated based on the 929.4' (Ordinary High Water Level) elevation and landward. Attached is a partial copy of the survey showing the drainage easement and the approximate 75' setback line. Also attached is the City's Hardcover Information Packet and Survey Requirements.
