Staff conducted a preliminary review based on the information provided and recommends the following items be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Setback. The plan shows a fireplace measuring 8'from the property line where 10' is required. Also,there is an existing swale on the east side of the property diverting water from north to south. Please ensure the swale will be maintained through the landscaped mulch area. Have the surveyor turn on the topography layers on the proposed survey and provide two copies of an updated survey showing the fireplace meets the required setback and showing existing topography and any proposed topography. 2. Landscape Plan. The landscape plan also shows the fireplace measuring 8' from the property line. Please updated your plan showing the fireplace will meet the 10'sideyard setback and submit two full-size copies for our review.
