AGREEMENT AND SWORN STATEMENT
The work for which this permit is issued shall be performed according to
the approved plans and specifications,applicable City approvals,and the
State Building Code. This permit is for only the work described and does
not grant permission for additional or related work which requires separate
permits. All provisions of laws and ordinances governing this type of work
shall be compied with whether or not specified herein.This permit will
expire and become null and void if construction authorized is not
commenced within 180 days of the date of issuance,or if construction is
suspended for a period of 180 days at any time after work has commenced.
The applicant is responsible for assuring all required inspections are
requested in conformance with the State Building Code.This permit may be
revoked at any time for due cause.

RE: Zoning Requirements
The following conditions shall be attached to the approval of Building Permit Application
#2009-00122:
1. The number of parking stalls required for this property is 39 stalls. The
applicants have shown parking lot improvements resulting in 19 stalls. However
they have also indicated a tenant need of only 16 stalls. City code would allow
for a parking deferment as a conditional use. The applicant must complete a
conditional use permit review in order to construct the number of spaces as
proposed. If the conditional use permit is not granted the applicant must
construct all 39 required stalls. Please work with Planning staff to complete this
application.
2. Show dumpster location on the plan.
3. The applicant must submit detailed parking lot plans including:
a. Depth &type of base material
b. Detail for the asphalt coat
c. Contours (existing & proposed) & a drainage plan which results in
drainage to the east less than or equal to the current parking lot and the
majority of the drainage directed to the south. If this cannot be
accomplished with grading, it may be necessary to incorporate vegetated
swales, rain garden(s) or other storm water mitigating methods into the
plan.
