MEMORANDUM DATE: 7 April 2009 TO: Building Permit Application 2009-00122 FROM: Melanie Curtis, Planning & Zoning Coordinator RE: Zoning Requirements The following conditions shall be attached to the approval of Building Permit Application #2009-00122: 1. The number of parking stalls required for this property is 39 stalls. The applicants have shown parking lot improvements resulting in 19 stalls. However they have also indicated a tenant need of only 16 stalls. City code would allow for a parking deferment as a conditional use. The applicant must complete a conditional use permit review in order to construct the number of spaces as proposed. If the conditional use permit is not granted the applicant must construct all 39 required stalls. Please work with Planning staff to complete this application. 2. Show dumpster location on the plan. 3. The applicant must submit detailed parking lot plans including: a. Depth &type of base material b. Detail for the asphalt coat c. Contours (existing & proposed) & a drainage plan which results in drainage to the east less than or equal to the current parking lot and the majority of the drainage directed to the south.
