Staff conducted a preliminary review based on the information provided and recommends the following items be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Certificate of Survey. a. Please confirm that this permit application does not include any grading other than excavation for the post holes. b. A copy of a survey from 2002 was submitted. The City currently requires a new, updated survey for this project. In order for us to proceed with the review,a new survey must be provided. Alternatively,the City Council is considering changing this requirement on April 10th You may wait until that change is approved. 2. Hardscape Plan. Will there be any changes to the hardscape with the proposed deck? If so,the City requires a hardscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. patios, grading, sidewalks, retaining walls, etc. The plan should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, retaining walls shown on the hardscape plan should also be reflected on the site plan. Make sure a landing at the bottom of the stairs is shown on the site plan and is included in the hardcover calculations. 3. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. Please prepare hardcover calculations showing existing and proposed hardcover using the City's Hardcover Calculation Worksheet. Enclosed is a copy of the City's hardcover information packet. Please note: a. According to the survey on file the property boundary extends into the lake. When preparing the hardcover calculations, calculate the lot area starting at the 929.4'contour. b. The area of the driveway (and the ground under) extending through the lot to house to the east should not be included in the hardcover or lot area calculations, reference the City's Hardcover Information Packet. 4. Minnehaha Creek Watershed District (MCWD). Your project may trigger the Minnehaha Creek Watershed District's (MCWDs) permitting requirements; please contact the MCWD directly at 952-471-0590 regarding your project. Please note,the City of Orono will not issue a building permit without a copy of the MCWD permit or documentation stating the proposed project does not trigger any of their permitting requirements.
