The review is based upon the supposition that the data on which the design is based are correct, and that necessary legal authority has been obtained to construct the project. The responsibility for the design of structural features and the efficiency of equipment must be taken by the project designer. Approval is contingent upon satisfactory disposition of any requirements included in this report. Special care should be taken to insure that the material and installation of the plumbing system are in accordance with the provisions of the Minnesota Plumbing Code. A copy of the approved plans,specifications,and this Report on Plans must be retained at the project location for future reference. INSPECTIONS: All plumbing installations must be tested and inspected in accordance with the requirements of the Minnesota Plumbing Code. As specified in Minnesota Rules, part 4715.2830, no plumbing work may be covered prior to completing the required tests and inspections. Provisions must be made for applying an air test at the time of the roughing-in inspection as outlined in Minnesota Rules,part 4715.2820, subpart 2, of the code. A manometer test, as specified in Minnesota Rules,part 4715.2820, subpart 3, is required at the time of the finished plumbing inspection. It is the responsibility of the contractor/installer to notify the Minnesota Department of Labor and Industry when an installation for a state contract job,Minnesota Department of Health licensed healthcare facility, or project in an area where there is no local administrative authority is ready for an inspection and test. Based on a maximum developed length of pipe of 160 feet and a building water pressure at the meter between 46 and 60 psi, and using Minnesota Rules,part 4715.3800: a. The building supply line must be at least 1-inch in size to the cold water distribution branch serving the two remote restrooms. b. The water distribution branch serving two tank-type water closets must be at least 3/4-inch in size. 2. An individual vent, installed vertically, may be used as a common vent for similar fixtures when both fixture drains connect with a vertical drain at the same level(see Minnesota Rules, part 4715.2580, subpart 1). The back-to-back water closets and showers do not appear to connect at a vertical drain. This information can be provided to you in alternative formats(Braille,large print or audio). Changes in direction in drainage piping must be made by appropriate use of wyes and bends. Sanitary tees are not allowed where the direction of flow changes from either vertical to horizontal or horizontal to horizontal(see Minnesota Rules, part 4715.2410). 4. The restroom floor drains are shown to be served with double wyes in the horizontal position on the submitted waste and vent riser diagram. Double wyes may not be used for drainage fittings in the horizontal position(see Minnesota Rules, part 4715.2420, subpart 3). Proper pipe slope cannot be maintained on both of the offset branches. 5. A cleanout shall be provided on a common vertical fixture drain or common vent serving two fixture traps that-connect to a vertical drain at the same level. The cleanout shall be the same nominal pipe size as the drain serving the fixtures. Where the vertical drain is accessible through the trap opening,the cleanout may be eliminated(see Minnesota Rules, part 4715.1000). 6. It is recommended that a cleanout be provided where new waste and vent piping connects with existing plumbing to facilitate required testing of the new installation. 7. A water heater with a maximum tank capacity of 6 gallons or less may be concealed in a ceiling space provided the water heater has been set in an overflow pan. The overflow pan must be constructed of a corrosion resistant material, have side walls extending at least 4 inches upward, and have an outlet size that is not less than the size of the supply line to the water heater. The outlet must continue undiminished in size to a point of safe disposal below the ceiling area. Tools must not be required to gain access to the water heater (see Minnesota Rules, part 4715.2240). 8. Equipment used for heating water or storing hot water shall be protected by approved safety devices in accordance with Minnesota Rules, part 4715.2210 and part 4715.2230. Verify that a temperature and pressure relief valve is provided for the water heater. It is recommended that the relief valve discharge pipe be routed independently to a point of safe disposal below the ceiling. Please note, a relief valves direct connection to a fixtures waste or vent piping is not an appropriate place of disposal. 9. Water closets in public bathrooms must have elongated bowls with open-front seats, except round bowls with closed-front seats may be used in residential or dwelling-type occupancies(see Minnesota Rules, part 4715.1420). The maximum water volume per flush of a floor-mounted water closet shall be 1.6 gallons. Water closets shall comply with American National Standards Institute Al 12.19.6 (see Minnesota Statutes, Section 326B.43, subd. 4). 10. PVC plastic pipe used for the drain, waste, and vent system shall comply with ASTM Standard D2665, D2949 or F891 (see Minnesota Rules, part 4715.0570 through part 4715.0600). 11. The installation of chlorinated polyvinyl chloride(CPVC)pipe for water distribution systems must meet the following requirements(see Minnesota Rules, part 4715.0520): a. Pipes less than 2%-inch in size must comply with ASTM Standard D2846. b. Pipes 2V2-inch to 6-inch in size must be schedule 80 and must comply with ASTM Standard F441. c. Solvent weld joints must either include the use of a.primer which is of contrasting color to the pipe and cement or a one-step solvent cement complying with ASTM Standard F493 and ASTM Standard D2846 (see Minnesota Rules, part 4715.08 10, subpart 2). d. The installation must be in accordance with International Association of Plumbing and Mechanical Officials(IAPMO)Installation Standards 20-98. The plumbing system shall be tested in accordance with Minnesota Rules, part 4715.2820. NOTE(S): 1. The scope of this project consists of remodeling an existing building. Installation includes two water heaters, four floor drains, a water cooler,and four restrooms. 2. The building is served by existing municipal sewer and water services. 3. The plans and specifications were prepared by a licensed plumber. Only the plumber who has prepared the plans may use the plans for construction. If another plumber is contracted to install the plumbing,they must submit their own plans and specifications for the project. Authorization for construction in accordance with the approved plans may be withdrawn if construction is not undertaken within a period of two years. The fact that the plans have been approved does not necessarily mean that recommendations or requirements for change will not be made at some later time when changed conditions, additional information, or advanced knowledge make improvements necessary.
