A number of factors <br /> with this property limit its potential for future expansion: <br /> 1 . The house is in the LR-1A, single family lakeshore <br /> residential zoning district, requiring a lot width of <br /> 200' and a lot area of 2 acres. The lot is 50' in <br /> width, and approximately 3/4 acre in area, making this <br /> a substandard size lot. <br /> 2. The required side setbacks for a principal structure in <br /> this zoning district are 30' on either side. With <br /> existing side setbacks of about 3' on the north side <br /> and 6' on the south side, virtually any additions to <br /> this house will require a side setback variance. <br /> 3. Because the house is in line with houses on either <br /> side, any extensions towards the lake would require an <br /> average lakeshore setback variance. <br /> 4. The septic system serving this house is extremely <br /> substandard compared to current codes. Any expansion <br /> of the house would probably require upgrading of the <br /> system. Due to the soil types and the shape of the <br /> lot, it probably is not feasible to construct a fully <br /> conforming septic system on the property. <br /> The likelihood that variances would be granted for substantial <br /> expansion of this house is slim, but construction of city sewer <br /> in the neighborhood would likely increase the possibilities for a <br /> variance.
