Hi Mike,
Mike Gaffron and I have discussed your question. Proposed construction of a 1,000 sf patio will require a Zoning Permit
application for a Hardcover Permit and a Minor Land Alteration (copy attached). Submittal requirements of a Minor
Land Alteration is a survey/grading plan indicating existing and proposed contours, among other things. The survey
should meet the City's Survey Requirements(copy attached) including MCWD approved wetland delineated edge and
the 35' structure/hardcover setback.

Hi Mike,
You won't recall but 16 or 17 years ago my wife, Carmen, and I met with you to discuss city requirements
pertaining to the wetland on our property before pursuing the construction of a new house.
Back then, you informed us that our property contained no city protected wetland. However, we were not
aware of the MCWD until they provided us a stop-work order once excavation began. After a my
myriad of reviews and deliberations both with and between mortgage companies regarding boundaries,
buffers and imposed covenants, we eventually got all of the proper paperwork and filings squared away.
This time around we're adding a 1000sf patio. Given the past nightmare with MCWD I went to
them first. Though the wetland delineation was from 2001 they were able to review our proposed project
and determine that it would not impact the wetland and that no MCWD permit is required. Sadly, when I
consulted the city I found the situation is a completely reversed.
We've now gone to the expense of having a new delineation performed and Wayne Jacobson, who
performed the delineation, suggested I ask if his GPS readings would suffice before I go to the additional
expense of a full survey. Especially, considering we're on 5 acres and also that our septic mound is
positioned between proposed patio location on the west side of the house and the wetland.
