For your property, hardcover is limited to 35% of the lot area. A minimum of 200 feet of road frontage width and 2.0 dry, non-wetland acres is required per each lot created. A minimum of 2, 5-bedroom sized septic treatment systems for each lot will be required. The first and probably most crucial piece of information will be the approved wetland delineation, followed by a survey of the property. Was the wetland delineation done and approved by the Minnehaha Creek Watershed District in the growing season? The delineation will determine how much dry, buildable land you have available.
